Specifications

Framing Scandinavian redwood 100mm x 40mm framing is the basis of all Commercial Buildings.
Cladding Pressure treated Shiplap or Feather Edge Cladding.
Construction Four layer wall section: External cladding, vapour barrier, 4mm plywood, redwood framing - Creating a thickness of 100mm (shiplap) or 140mm (Feather Edge).
Doors & Windows UPVC doors & windows in a choice of standard colours. All are Part L compliant - additional doors & windows are available.
Roof design 125mm purlins @ 600mm centres, spanning between factory built trusses @ 3m intervals. Roof pitch is 20 degrees.
Roof covering (standard) 12mm OSB3 on top of purlins, finished with base layer underfelt and felt tiles or metal box profile roofing.
Roof covering options Upgrade to cedar shingles or Tapco slate.
False Gable (option) Adding a false gable will break up the appearance of the vast roof aspect - please ask for details.
Insulation We are unable to offer internal insulation to this range of buildings - please contact a local builder.
Lining We are unable to offer internal lining to this range of buildings - please contact a local builder.
Buildings Regs. All of our buildings have passed building control, however you may need to employ a local structural engineer before ordering to ensure the quotation matches the specifications needed to satisfy your building inspector.

Start Planning

Commercial units have a maximum clear span of 7m (truss size). These buildings are based on large garage buildings and will need planning permission and building regulations due to the sizes and their commercial nature. You will need to employ a local structural engineer to guide you through the build process, especially if you are adding services, insulation, and opening it to the public.

Our structures are designed to pass building control, however, you will need to take into account that the groundwork and fitting out will also need to satisfy the building inspector.

FAQ's

What are building regs

Building control is different to planning, in that it deals with the structural elements of the building that your erecting on site. A case officer takes on each project independently, and will look at the calculations to see if the structure is viable and will stand up to the elements over time. The inspector will also look as elements, such as the groundwork, insulation, fire protection, and internal finishes, and will pass each section in turn as per the calculations provided.

What size vehicle are the buildings delivered on?

For the majority of our buildings, they are delivered on a 7.5 tonne lorry. This is the typical size of a concrete mixer lorry and will take up the equivalent space of 2 standard vehicles. We will require parking for our vehicle as close as possible to your property.

The size I required isn’t listed, can you still build it?

The price list has been created to give a price for our most common sizes. If you require a different size to fit in a space available, please contact us to get an accurate price.

What is the lead time?

The lead time for a building can vary between 2 – 6 months.

You are welcome to book in advance to secure a delivery slot, and still make adjustments to the design up to the point that the base has been constructed.
(Please note that items that have been specifically order for you will still need to be paid for)

What maintenance is required?

The weather, location and the sun can all have an effect on buildings, however throughout our 35 years we understand how our product works and how it stands up to the test of time.

Your maintenance schedule should be:

  • To clean the gutters out to keep free from debris
  • Adjust doors and windows that have expanded or contracted through weather conditions
  • Remove debris from the roof
  • Treat the outside of the building as required to maintain an attractive appearance. (This provides a waterproof coat to the timber and keeps the moisture content of the wood consistent – which in turn improves the stability of the timber, and reduces the expansion & contraction of the timber)

Our guarantee is in respect of design and manufacturing faults, corrosion and rot for 10 years from the date of installation.
